What Is a Machinery or Equipment Appraisal?

A machinery and/or equipment appraisal is the independent and unbiased process of determining the supportable opinion of value of tangible assets as of a specific date. Appraisal reports can be provided for a variety of results from fair market in-place value to orderly or forced liquidation value depending on the requirements and intended use of the client.

Key Appraisal Terms

Forced Liquidation Value (FLV) or Auction Value: An opinion of the gross amount, expressed in terms of money, that typically could be realized from a properly advertised and conducted public auction, with the seller being compelled to sell with a sense of immediacy on an as-is, where-is basis, as of a specific date.

Orderly Liquidation Value (OLV): An opinion of the gross amount, expressed in terms of money, that typically could be realized from a liquidation sale, given a reasonable period of time to find a purchaser (or purchasers), with the seller being compelled to sell on an as-is, where-is basis, as of a specific date.

Fair Market Value (FMV): An opinion expressed in terms of money, at which the property would change hands between a willing buyer and a willing seller, neither being under any compulsion to buy or to sell and both having reasonable knowledge of relevant facts, as of a specific date.

Fair Market In-Place/Use Value: An opinion, expressed in terms of money, at which the property would change hands between a willing buyer and a willing seller, neither being under any compulsion to buy or to sell and both having reasonable knowledge of relevant facts, considering market conditions for the asset being valued, independent of earnings generated by the business in which the property is or will be installed, as of a specific date.

Types of Appraisal Reports

Desktop Report: A determination of value based solely upon information provided by the client and conducted without the physical inspection by a DeCosmo Industrial field appraiser.

Summary Appraisal Report: A certified, restricted-use summary report conducted according to USPAP guidelines that includes a physical inspection of items appraised.
